How we figure the price

What changes a roof’s price

Roof sizeRoofs are priced by the square (100 sq ft of roof). We measure it from the satellite photo, then on the roof.
PitchSteeper roofs take more time and safety gear, so they cost a little more. Normal pitch is up to about 7/12.
StoriesA 2-story house costs a little more to tear off and load than a 1-story house.
What’s under the shinglesA second layer of old shingles, or soft wood that has to be replaced, adds to the price. We only know after a look.
UpgradesClass 3 impact shingles are included. Class 4 is an upgrade on a cash price, or free on an approved insurance claim once the deductible is paid.
Vents, chimneys, skylightsExtra flashing and vents add a little. We point them out on the inspection.
Hail or wind damage? If insurance approves the claim, most customers pay only their deductible. How insurance claims work →

Roof cost questions

Straight answers

How much does a new roof cost in Dallas–Fort Worth?

It mostly depends on the size of the roof, how steep it is and how many stories the house has. At our current prices, a typical DFW home with a 20- to 35-square roof works out to roughly $6,600 to $12,600 for a full tear-off and new Class 3 impact-resistant shingle roof. Use the tool above for your own roof, then we confirm the exact price after a free inspection.

How accurate is the online price?

It’s a rough range, not a quote. The size and pitch come from the satellite photo, which is usually close. Things you can’t see from above, like a second layer of shingles or soft wood, can change the final price. Scott gives you an exact, written price after a free look at the roof.

Do I have to pay this if I have hail damage?

Not usually. If your insurance company approves a hail or wind claim, most of our customers pay only their deductible. We inspect for free first and tell you honestly whether there’s enough damage for a claim. The price tool is most useful for older roofs with no storm damage, or when the deductible is high.

Why do you ask for my phone number before showing the price?

So Scott can follow up with your exact price after a free look at the roof. We never share your number, and there’s no pressure to buy.

Does the price include Class 3 impact-resistant shingles?

Yes. Every roof we install gets Class 3 impact-resistant laminated shingles at no extra charge, and every roof comes with our lifetime workmanship warranty.

Can you price a metal roof?

The tool prices shingle roofs for now. For metal (R-panel, standing seam or stone-coated steel), call or text and we’ll measure and price it for you.
